Richborough is preparing two outline planning applications for new homes on two Sites – Land to the east of Wrotham Road and Land to the west of Wrotham Road

The emerging proposals comprise the development of around 350 dwellings to the east of Wrotham Road and around 120 dwellings to the west of Wrotham Road. The proposals include affordable homes, parking facilities adjacent to Camer Parade, additional landscaping, retention of existing green infrastructure, new areas of public open space, including new Parkland and links to the existing public right of Way network.

Both Sites are identified as draft allocations in the emerging Site Allocations and Development Management Policies document, identified as:

  • GBS-D: Land east of Wrotham Road – estimated capacity of 350 dwellings (Site A); and
  • GB117: Land west of Wrotham Road – estimated capacity of 120 dwellings (Site B).

On 22nd April 2025 a request for an EIA Screening Opinion was submitted to Gravesham Borough Council on behalf of Richborough for the proposed development of 470 dwellings, across the two sites. For the avoidance of doubt, this does not comprise a planning application and is solely a request for Gravesham Borough Council to form an opinion on whether an Environmental Statement is required to be submitted alongside any future planning application.

The Sites are being promoted by Richborough, a land promotion business who work in partnership with landowners, Councils, local stakeholders, and the community to bring forward development schemes that deliver new homes and facilities which meet the needs of the local area.
